Tear Down or Save: What Should Become of Sleepy Hollow's Auto-Workers Building?

Scott Benson, president of the Benson Commercial Group serving as exclusive realtor for the United Auto Workers Local 664 building at 193 Beekman Avenue personally considers the building a tear-down and is approaching the sale as such.

“The functionality on the building is pretty obsolete,” Benson said. He figures a developer would keep the footprint but not bother renovating the “antiquated building” that is not handicapped accessible, needs sprinkler systems, and generally “a lot of work.” He sees it as a future residential complex or restaurant.

“It’s a question of how you rationalize the numbers,” he said, when weighing renovating vs. tear-down. The asking price, which he figured the sale will come very close to, is $895,000 for the half-acre of land.

Benson said he’s gotten quite a bit of interest so far. Meanwhile, he’s doing his due diligence in putting together the title, what he expects will be a clean bill of health on the environmentals, and a new survey.

He has not posted inside shots of the 4,200 square foot building, but rather is taking the marketing angle of strictly aerial shots and plot plans. I, however, was very curious what it's like in there, so will be joining him Thursday as he does a walk-through of the space with his environmental guy.  Stay tuned.
